
Property Maintenance
At He Herenga Kura, property maintenance is about keeping whānau safe and our homes well cared for.
Our Property Maintenance team responds quickly to maintenance requests, using trusted contractors to carry out repairs and ensure every whare meets building, health and safety standards.
From routine inspections to urgent after-hours emergencies, we work with whānau to identify issues early and fix them promptly, so homes remain warm, dry and secure. By taking care of the details, we give whānau peace of mind and property owners confidence that their homes are being managed to a high standard.
Routine inspections
Our first inspection of your whare will take place around 6 weeks after you move in. After that inspections are carried out every 3 months.
We look for:

general cleanliness and tidiness of your whare

any signs of damage or repairs needed

health and safety issues (e.g., mould, leaks, broken fittings)

condition of appliances, smoke alarms and fixtures
-
outside areas including lawns, gardens and rubbish removal.
Once our inspection has been completed, we'll provide you with feedback and if any repairs are needed, we'll organise contractors to come to your whare.
If there are any concerns, we'll work with you in a supportive way to help you maintain your whare.
We notify you before we come to your home:
Whānau will receive at least 48 hours written notice before an inspection and our notice will explain the date, time and who will be carrying out the inspection.
You don't have to be home when we come to do an inspection, but you are welcome to attend if you want to be there.
Routine inspections are a great time to point out any maintenance issues or concerns that we need to get repaired for you.
We encourage whānau to raise small issues early with us so they don't become bigger problem.
Urgent repairs

Urgent repairs are things that put your health, safety or home at risk. Please phone us immediately if you have:

No power, hot water or water supply.

A burst pipe or a major water leak.

A blocked toilet (and you only have one toilet in your whare).

Broken window or doors that means your home isn't secure.

Electrical faults such as sparking, burning smells or exposed wires.

Fire damage, flooding or storm damage.

Non-Urgent repairs
- report it to us
Non-urgent repairs are a problem that needs attention but aren't emergencies. For example:

Leaking taps or minor plumbing issues.

Broken cupboards, shelves or handles.

Dripping guttering or small roof leaks.

Worn carpet, loose tiles or non-dangerous flooring issues
-
Appliances that stop working (if they are part of your tenancy).

Email us with details (and photos if you can).
We'll log the repair, organise a contractor and keep you updated.
